Steve J Martin Ltd

Land, then delivery. One principal throughout.

We promote land through planning, then run the capital projects that follow — factories, plant, and buildings — without handing you off to a new firm at the hard part.

What we do

The work sits in two rooms. Most advisers only occupy one.

Volume land promoters sell a funded planning machine. Food-factory specialists sell a build. We sit between them: close enough to the land to shape a deliverable permission, close enough to the plant to make that permission actually work.

01

Land promotion

Find the right site, prove it can be built, take it through planning, and prepare it for sale or development. You deal with the principal — not a remote land committee.

How we promote land

02

Project management

Brief, design, CDM, contractors, commissioning. Process plant, new buildings, and refurbishments run as one programme — with production protected.

How we run projects

Why this practice

Boutique on purpose.

  • You instruct Steve Martin MAPM. Not a graduate pool rotating every quarter. Decisions, reports, and the difficult calls stay with one person who has run both planning campaigns and live factories.
  • Planning literacy plus site literacy. A permission that cannot be built is not a success. We pressure-test access, utilities, CDM, and construction sequencing while the application is still being written.
  • Food, drink, and industrial delivery. Molson Coors and Kepak work taught the constraint that generic PM houses often miss: the line keeps running. Shutdowns are designed, not discovered.
  • Aligned on land, exacting on cost. Promotion is structured so interests meet at a consented, saleable asset. Capital projects are held to a baseline, a risk register, and a commissioning plan.

Selected work

Proof, not adjectives.

Land

Greenfield plots through planning

Desktop appraisal, consultant team, pre-application, then a full application for five residential plots. The point was not a pretty masterplan — it was a permission a buyer can trust.

Industrial

Keg store built for five-year capacity

Full lifecycle: CDM appointments, design sign-off, contractor control, board reporting. Delivered against holding-capacity need, not a generic warehouse brief.

Process

Vacuum packing lines, live factory

URS, tender, FAT, PUWER, install, train, handover. Two machines in, old kit out, throughput proven before we left.

If the land is the asset, we promote it. If the asset is the plant, we deliver it.
